We are based in this wonderful village and James also grew up in and lives in Downley, so this had to come first on the list! One of the most sought after parts of High Wycombe offering an ideal balance of a semi-rural lifestyle yet within minutes reach of the amenities of the town. This beautiful village sits high in the Chiltern Hills to the north-west side of High Wycombe, abutting the National Trust Hughenden Manor and Park and surrounded by green belt land in the Chilterns Area of Outstanding Natural Beauty (AONB). The common and surrounding woodland are the focal point of the village and are a dream for keen walkers or cyclists. Residents enjoy a selection of shops on the village High Street and two other parades ideal for everyday needs, with two popular pubs also within the village. For primary and middle school age children residents have either The Downley School in the village or The Disraeli School just outside the village boundaries, both with excellent reputations and Downley falls in the catchment area of several sought after secondary and Grammar Schools in and around High Wycombe. A reliable and regular bus service goes through the village into High Wycombe and in the car residents can reach transport links such as J4 of the M40 or High Wycombe train station (Chiltern Line to London Marylebone) in just a few minutes.

Neighbouring onto Downley is this cluster of very popular villages in the Chiltern Hills, situated further out to the north side of High Wycombe and offering an increased feeling of semi-rural village lifestyle. Still convenient for transport the villages are only a short drive to several train or tube stations including Saunderton, Great Missenden, Amersham or High Wycombe, J4 of the M40 and to all the amenities of High Wycombe town centre. More locally there are multiple shops through these villages, a doctors surgery and pharmacy, a petrol station, multiple popular pubs and also local schooling in the Naphill & Walters Ash School and Hughenden Primary School. Schools for older children are located at Great Missenden & High Wycombe, including Grammar School and Private School options. The immediate surroundings for villagers here are very, very green! Keen walkers and cyclists can head over to West Wycombe, Downley, North Dean, Speen and beyond, with the National Trust Hughenden Manor and Park also nearby.

A cluster of villages and hamlets to the west and south west of High Wycombe, conveniently located for access to Stokenchurch and the highly desirable riverside town of Marlow. Offering a distinctly semi-rural feel throughout these villages, West Wycombe offers a wealth of charm on its high street with a selection of quaint shops and West Wycombe Park is a National Trust site set in 45 acres of landscaped gardens and woodland. St Lawrence’s Church can be found at West Wycombe Hill with the well known golden ball at its peak. There are multiple local schools for younger children through these locations and they are in the catchment area of a selection of popular secondary, Grammar and Private Schools also.

This popular cluster of villages to the north and north-east side of High Wycombe offer superb access to the neighbouring and highly sought after towns of Beaconsfield and Amersham, both offering excellent access into central London via the Chiltern train line into London Marylebone and with Amersham also being the final stop on the Metropolitan tube line, with Beaconsfield also offering access to the M40 (J2). A newcomer can easily drift between these villages without even realising, but yet each has its own unique identity, community and geography. Hazlemere is the most built up of these villages with the most properties, but is also has by far the most amenities on hand including two petrol stations at the main crossroads which divides Hazlemere. Each village has a sought after school for younger children and Holmer Green has a popular secondary school, whilst all are in catchment for highly desirable Grammar Schools such as The Royal Grammar School for boys and Wycombe High School for girls, as well as being located near to private school options for all age groups.

High Wycombe  |  Loudwater

Loudwater is a village in the parish of Chepping Wycombe situated between the towns of Beaconsfield and High Wycombe, with access to J3 of the M40 and home to several industrial parks providing employment. High Wycombe, often referred to as Wycombe, is a large market town in Buckinghamshire famous for its history of lace and linen manufacture and perhaps even more so it’s latter industry – furniture making. The town has recently undergone major redevelopment which remains ongoing, with the modern Eden Shopping centre and redevelopment of the Buckinghamshire New University including a large student village. High Wycombe train station on the Chiltern Line gets commuters into London Marylebone in around half an hour, with Birmingham also on the same line in around 2 hours. J4 of the M40 at Handy Cross also offers access to London and Birmingham and there are multiple retail parks around the town, including at Handy Cross, Wycombe Marsh and Cressex. Mutiple large supermarket are in the town and High Wycombe does boast some highly sought after schooling, most notably Wycombe High School for girls, The Royal Grammar School for boys, John Hampden Grammar School for boys and Wycombe Abbey Private School for girls.
